What the Post-Election AI Data Center Swing Means for IT Hardware
Lesezeit: 3 Minuten

In the 48 hours after the November 3 midterms, the market swung hard both ways, and data centers were at the center of it. On Wednesday, the Dow jumped about 1,500 points. On Thursday, the S&P 500 fell more than 4% and the Nasdaq more than 5%. It was the worst day since April 2025.

Wall Street is still buying the AI story. What it’s re-pricing is where new data centers can get built, and how fast. If you own, operate or supply data center hardware, that difference matters more than the index moves.

Two days, two very different reactions

Wednesday, Nov. 4 (up):The broad market rallied as election uncertainty cleared. Underneath the headline, though, data center stocks were already falling. Operators like CoreWeave and Applied Digital dropped roughly 9%, and utilities and equipment suppliers tied to the buildout slipped too. The big cloud providers held up, since some investors figured slower construction would make existing capacity worth more.

Thursday, Nov. 5 (down): The selloff spread. Investors started pricing in what Democratic wins at the state and local level could mean for new projects, and chip and AI stocks fell across the board. The Dow gave back more than 1,800 points.

The election wasn’t the only factor. AI stocks were already well off their 2026 highs, and recent earnings from the largest cloud companies had cooled enthusiasm for their spending plans. The results gave an already nervous market a reason to move.

Federal vs. local: why the trade split

At the federal level, the AI buildout looks largely intact. Analysts quoted by Reuters doubt Congress can pass anything that meaningfully stalls data center construction. More hearings and investigations into AI spending are the more likely outcome.

The real risk is local. Data centers need zoning approval, water, power hookups and community sign-off, and counties, cities and states make those calls. Public pushback over electricity rates, water use and land was already growing before the vote. Data Center Watch counted at least 45 projects worth about $68 billion disrupted by local opposition in the second quarter of 2026 alone.

Analysts now expect that pressure to turn into policy:

Goldman Sachs warned that state and local wins could bring short-term moratoria affecting about 45% of planned US data center expansion.

UBS estimated around 30% of expected 2028 capacity additions could be at risk from construction pauses.

Demand for AI computing is where it was last week. The expected pace and location of new supply is what moved.

What it means for IT hardware

If new data centers get harder to build, operators will squeeze more out of the ones they already have. The attention shifts from new construction to the equipment inside existing buildings.

When floor space and power are capped, the way to add capacity is to swap older servers, GPUs and networking gear for denser, more efficient hardware. More refreshes mean more retired equipment.

The secondary market gets stronger, because gear pulled out of hyperscale sites still has real value to enterprises, colocation providers and smaller AI shops that can’t wait for new builds.

Location starts to matter more. Facilities in areas that welcome data centers become more valuable, and operators may consolidate or move workloads. Moves and consolidations mean decommissioning.

More hearings and public attention also mean a closer look at how companies handle data security and e-waste when hardware is retired.

Why existing cloud giants come out ahead

If new construction slows, the strongest position belongs to companies whose capacity is already built and powered. AWS, Microsoft Azure and Google Cloud run some of the largest data center footprints in the world. Many of their sites are already zoned, connected to the grid and signed off by local governments, and a moratorium on new projects doesn’t touch a building that’s already running.

That explains why the big cloud providers held up on Wednesday while the builders sold off. Scarcity favors whoever already owns the supply. If fewer new facilities come online, customers who need AI compute now have fewer places to buy it, and the incumbents could gain pricing power.

The hyperscalers still have a catch to deal with. Their next round of expansion competes for the same power and land as everyone else’s, so they’ll face the same local fights. What they have is time: they can keep selling from existing capacity while newer operators wait on permits. Expect them to get more out of that installed base by refreshing the hardware inside it.

Where exIT Technologies fits in

Whatever happens with permits and politics, the hardware inside today’s data centers will keep turning over. exIT Technologies helps operators and enterprises recover value from retired servers, GPUs, storage and networking equipment, with secure data destruction and responsible recycling for what can’t be resold.

If you’re planning a refresh, consolidating sites or rethinking expansion after the election, contact exIT for a valuation on your surplus equipment.

Disclaimer: This article is for general information and isn’t investment advice.

Reading Time: 3 minutesIn the 48 hours after the November 3 midterms, the market swung hard both ways, and data centers were at the center of it.
